Validity period of the registration certificate for the apartment

The BTI registration certificate for an apartment is issued taking into account the area where the apartment building is located. The document consists of sheets of A 4 format, indicating the size of the apartment and the parameters of each room.

The technical plan of the property is drawn up separately from the passport. The developer creates an apartment plan based on its engineering features.

The seller must obtain a registration certificate based on such a plan.

Illegal redevelopment is not permitted and is punishable by a fine of 1,500 rubles.

  • Apartment owner's passport.
  • Receipt confirming payment of state tax. It is noteworthy that a legal entity will have to pay an amount three times greater than an individual. Registration through an online resource will cost less (according to the latest data, the amount was 150 and 300 for individuals and legal entities, respectively).
  • Documents confirming ownership of the apartment.
  • In cases of registration of redevelopment, you must provide documents that contain permission for the procedure, and those that can confirm the fact of the work done.

The legislation of the Russian Federation does not have a clearly defined validity period for any cadastral passport. The main condition confirming the validity of the document is the correspondence of all the information indicated in it with the actual state of affairs. Remember that any redevelopment that affects the size of the premises must be recorded in the passport.

Difference from cadastral

The technical passport contains detailed information about the property and is not limited by validity period.

Cadastral documentation is issued on the basis of BTI information and not only to the owner, but at the request of any interested person.

Obtaining a cadastral passport does not require additional technical procedures - calling a specialist for measurements and conclusions.

The cost of a cadastral passport is 200 rubles (for a citizen).

There is also a difference in terms of registration:

  • the cadastral document will be issued in 5 days;
  • BTI registration certificate – in 2 weeks.

A registration certificate for an apartment is issued by the BTI, while cadastral documentation is issued by Rosreestr or through the MFC.

Obtaining a BTI technical passport will not be difficult if there are no illegal alterations in the apartment and there is the necessary package of documents.

If desired, you can use the help of qualified intermediaries - lawyers and cadastral engineers.
