Any house built twenty years ago or more requires major repairs. In addition to the high costs of building materials, the repair itself involves huge labor costs. Therefore, you need to imagine in advance what difficulties await you in the process of radical renovation of your home. In this article we will tell you how to make a good overhaul of a country house.

Features of a major renovation of a country house

Major repairs are carried out much less frequently than cosmetic ones. It is usually done at intervals of several years because it requires a lot of time, materials and financial costs. Therefore, serious repairs need to be planned in advance and prepared for them thoroughly.

Major renovation of houses is a rather complex and labor-intensive process. It is necessary to think through the interior design of the premises, draw up a project and cost estimates, select suitable materials, update communications and carry out finishing. In addition to the interior work carried out indoors, houses need roof repairs and façade renovations.

Typical damage in old country houses that is important to fix

Before starting repairs and purchasing building materials, it is necessary to draw up a competent action plan. To do this, you should carefully inspect the structure and assess its condition. What should you pay attention to first when renovating an old house?

The most vulnerable places in country houses include:

Exterior walls . Most often, cracks form in them, steel beams rust, internal elements (sheathing, for example) rot, concrete peels off, and weak seams allow water to pass through. Thus, wet basement walls indicate a lack (erosion) of foundation waterproofing or incorrect design. Thermal insulation and internal ventilation of walls require great attention.

Internal walls with poor sound insulation, violation of fire safety rules (flammable finishing composition, lack of fire retardant treatment), crumbling plaster due to poor-quality coating or the presence of dampness.

Doors and windows , which in old country houses, usually need to be replaced. Check the window sills (the integrity of the coating, their strength), the insulation of the metal frames (for condensation). The locks and fittings on the doors are usually damaged, and sometimes during the shrinkage of the foundation the seal becomes distorted or detached. When a house with a metal entrance door does not have a cold vestibule, condensation appears on its inner surface.

Roof. Back in the 90s, tiles were very popular, which were often laid haphazardly. Pay attention to the design of the rafters - are there any skews there, are the beams rotting? Remember that the roofing pie normally consists of intact heat, steam, and waterproofing layers. The superstructures and chimneys present on the roof must be intact. Inspect your gutters to make sure they are securely fastened.

Interfloor ceilings, or rather their beams, tend to sag and crack due to erroneous calculations in the project. If there is no waterproofing between the wooden beam and the brick wall, the first will have to be replaced. Very often in basements you can find steel beams or concrete floors of insufficient length.

Floors may end up with worn wood flooring or burnt linoleum, large gaps between boards, creaky floorboards, cracks and holes in solid floors, and unstable chipboard flooring.

Stairs . Almost every wooden staircase in old country houses needs restoration or replacement of worn-out elements. Fire safety rules are often violated and the balusters are located too close to each other.

Plumbing . Mostly in dilapidated buildings, plumbing fixtures need to be replaced. These are clogged or leaky pipes, improperly laid communications leading to regular blockages, the inability to use a gas water heater or boiler to heat water.

Heating is often represented by an old, collapsing stove (typical of wooden houses), the adapter format is not suitable for adaptation to the general gas supply system, very wide chimneys quickly fill with soot, there are no heating regulators, radiators (mostly cast iron) are unsuitable for use.

Electricity in old houses is characterized by unsuitable wiring, low voltage in the network (not designed for modern household appliances and sufficient only for lighting and TV), and outdated fuses.

What to do if you damage your car by falling into a hole on a section of the road?

What could be worse for the road surface than the onset of spring! As statistics show, during this period the emergency situation increases, one of the reasons for which is the negligence and negligence of road maintenance services. We asked driving instructors how driving in winter differs from driving in spring. They all unanimously declare that in the spring the cost of car repairs increases significantly.

If you fall into a hole

Many people are familiar with the situation when a car wheel gets stuck in a sewer manhole or falls into a hole on the road. In fact, road authorities should warn drivers about such dangers with appropriate road signs. This is what the traffic rules say. But in reality this is far from the case. According to driving instructors, for many motorists, getting into a hole on the road has become quite commonplace.

However, experts advise not to rush into repairs on the spot, but to contact the insurance company or the court. Road accidents due to poor road conditions are considered the most difficult case for compensation. However, “storing” money from the district administration or road workers is already a matter of principle.

Procedure

The first thing you need to do if you get into a pothole on the road is to assess the current situation. Remember that damage to a car due to hitting some bumps is considered an accident, although often traffic police officers stubbornly insist on the opposite. Carefully inspect the hole and, if possible, take measurements. The size of the pit according to GOST should not exceed 15 cm in length, 5 cm in depth and 60 cm in width. Everything else must be marked with reflective barriers or road signs.

Try to find out which organization is responsible for this section of the road. It’s better to call them immediately and invite them to the scene of the accident. If you record the conversation on a voice recorder, this will only be a plus.

We prepare documents

The next step is to call the traffic police. While you are waiting for them, you can photograph the scene of the accident and the damage to the car from all sides. It is recommended to link photos to some objects on the road, for example, buildings or trees. The traffic police officer who arrives at the scene must draw up a protocol and diagram of the accident. The materials should reflect the damage received, the absence of warning signs and the size of the hole.

In this case, you can draw up your own accident diagram with explanations and links to photos; We also include witnesses there. Remember that the protocol drawn up by the traffic police can be appealed within ten days. Another important detail: ask the traffic cops for a report on identified deficiencies in road maintenance. If such a certificate was not issued to you, then this is already an offense on the part of the traffic cops.

We assess the damage and go to court

The next step is to assess the damage. To do this, you can contact an appraisal company, after which you should write a claim to the road service. Although in this situation the law does not provide for pre-trial settlement of the dispute, in the future this will be considered in your favor.

Winning such a case, of course, is not easy, but, as practice shows, it is quite possible.

Residents of an apartment building own not only their apartments, but also common property, which includes the adjacent territory, common areas, and utility and communication networks. In order for the courtyards and roads near the house to become the property of the residents, their official transfer is necessary.

If such a procedure has not been carried out, the territory will be considered municipal property. Common or municipal property also requires regular maintenance, periodic repairs, and landscaping work, just like the area of apartments.

Maintenance of apartment buildings is carried out by Management Companies, but it is not always known who is engaged in the repair of adjacent areas and their landscaping? Should residents do this at their own expense or is this the responsibility of the management company or municipal authorities? Repairing courtyard areas of apartment buildings is an important condition for creating a comfortable and safe area around the house.

Major renovation of a country house: list of works

Major home renovations begin with a detailed action plan, the phased implementation of which will lead to a successful result. The more detailed its points are, the easier it is to assess the scale of work, the required time and financial costs. In each specific case, the plan will be drawn up differently.

Approximate work plan:

  1. design project design;
  2. drawing up estimates, calculating the need for materials and tools;
  3. removal of unsuitable structures, repair and replacement of communications (sewage, water and gas pipelines, electrical wiring, heating, ventilation);
  4. updating doors and windows;
  5. repair of the facade and foundation (removal of old finishing and application of fresh);
  6. repair (replacement) of the roof of an old house, soundproofing and insulation of the attic;
  7. updating plumbing and finishing of bathrooms;
  8. kitchen renovation;
  9. renovation work in rooms.

Why do you need a plan:

  • to know what to do and when to do it;
  • to imagine in advance the appearance of the future home and compare the result with the idea;
  • to calculate the exact volume of purchased building materials.

If you want to remove or move walls (partitions), plumbing, heating or gas appliances, or change an electric stove to a gas one, you will need official permits.

They can be obtained from the relevant regional organizations. To make changes to the technical passport during a major overhaul of a country house, you need to write an application and submit a package of documents with a detailed description of future work. To find out whether you need permission for some type of repair, look at the technical passport - all structures included in the plan are subject to repair. However, to add additional space, say a summer kitchen, permission is required. Otherwise, it will be declared illegal and will be required to be demolished.

Obligation to pave the area near an apartment building

Issues regarding beautification of areas in front of apartment buildings still do not lose their relevance among residents of such apartments. Of course, citizens want to see a pleasant environment not only within the walls of their home, but also in the courtyard of the house.

However, despite the importance and necessity of maintaining the territory of an apartment building in good condition, this issue still causes a huge amount of controversy among organizations and citizens.

One of the most important aspects, of course, is the procedure for laying asphalt and repairing the existing road surface. As statistics show, in the courtyards of our country a huge number of paths are simply in terrible condition.

This fact certainly worsens the quality of life of citizens and creates certain inconveniences when using such roads regularly.

Who should pay for road repairs?

Just a few years ago, responsibilities for constant monitoring of the condition of local areas, including playgrounds, public gardens and other facilities, rested entirely with management companies.

Then certain amendments were made to the current housing legislation, which obligated all residents of such houses to take an active part in financing programs for the improvement of nearby areas.

Financing is expressed in the form of ongoing cash contributions in a certain amount of money. These contributions are transferred to the account of the management company.

She, in turn, has the right to use the funds she has to carry out repairs and restore local areas. All activities are carried out taking into account the existing queue.

First, those yards that are in the most unsightly condition are subject to repair.

In addition to the above method of financing the renovation of the local area, residents can choose another. To do this, they have the right to organize their own fund and make financial contributions there. As a rule, a responsible person is selected for this purpose, whose responsibilities will include collecting funds and accounting for them.

The issue of asphalting roads related to the local area can be resolved in the same way. Residents of the house have the right to take money for this type of work from the existing fund. As for the performer of all necessary activities, it must be a management company, for a fee.

As a rule, asphalting work is carried out on the basis of a formal contract, which is concluded with a representative of an apartment building and the management company. The contents of this document must be treated very carefully.

The following basic information should be indicated there: the essence and main stages of future work, the time frame within which they must be fully completed, the liability of the parties in case of failure to fulfill obligations, as well as the exact cost of all activities. Particular attention should be paid to the procedure for settlements between the parties specified in the agreement.

As a rule, it is carried out after all mandatory work has been completed in fact. The executor may be paid a certain percentage of the principal amount in advance.

As for the subsequent work on laying asphalt, all residents of the houses can control this process and make certain claims if the result obtained does not comply with the provisions of the contract.

In this situation, the contractor will be obliged to reduce the previously established fee.

If disputes arise with the management company, they will be resolved in court, upon the preliminary application of interested parties.

Which asphalt surface is best to use for a yard?

Many citizens who are responsible for the condition of not only their apartments, but also the surrounding area, are concerned about what kind of coating to use when paving, so that it lasts as long as possible and is of truly high quality.

It should be answered right away that fine-grained asphalt has the highest level of reliability. It allows you to create the smoothest possible surface and also provides a fairly long period of operation.

In addition to everything, such coatings look the most attractive.

If we talk about the basic rules of asphalting, which allow the procedure to be carried out more efficiently, this should include the preliminary laying of the initial protective layer. It may include crushed stone, gravel or concrete.

What types of work are included in asphalt paving?

When signing an agreement for asphalting, the residents of the house, together with the management company, must discuss all types of work that will be included in this complex. Typically, this work will cover the following areas:

  1. One meter from each wall of an apartment building, along its entire perimeter.
  2. From 3 to 5 meters from each entrance of the house.
  3. Special parking lots that were created for residents of an apartment building.
  4. The areas around sports grounds, if there are any near the house, or their construction is planned in the near future.
  5. Certain areas on playgrounds and along the perimeter of this territory.

The above list is standard, however, with the consent of the parties, it can be significantly changed and corrected. The main thing is to document all the main stages.

To do this, the parties can create an additional annex to the current contract for asphalting work.

This document describes in detail the order of activities, as well as the types of actions that will be included in the overall complex.

It should also be noted that the contract or the relevant annexes to it must contain information about the individuals who will be involved in carrying out the specified work. Such a careful approach will help to avoid various controversial situations related to unauthorized persons entering the territory of an apartment building.

As for the cost of the services received, everything will depend on individual nuances, in particular:

  1. Depending on the size of the area where asphalt paving work is required. The larger it is, the higher the cost.
  2. On the quality of the materials used and some features of the work. As mentioned above, asphalt can have different characteristics. For example, finely dispersed coating is the highest quality and most durable. It is logical that its cost will be slightly higher than other materials.
  3. From the asphalt paving work scheme itself. Workers can lay down the first protective layer and then begin laying the main coating. In this case, the price of services will also increase slightly.

What does it mean to overhaul a turnkey country house?

Now that you have the appropriate permits and a printout of the project, it's time to start renovating.

The question immediately arises: who will do it?

  • Looking for a repair team?
  • Use the services of contractors?
  • Do everything yourself?

This issue should be approached taking into account your financial capabilities and free time. In addition, it doesn’t hurt to objectively evaluate your construction skills. In accordance with the preliminary plan, some of the work can be done independently, and the rest can be ordered from specialists or the entire process can be entrusted to specialists. This will be called a turnkey overhaul of a country house. It provides for absolutely everything related to the capital renovation of housing, and is carried out by a specialized company under a contract.

Finding real professionals in Moscow is also not easy. It is often recommended to order the services of a team or construction organization that has carried out work from friends or acquaintances. Or view projects that your chosen builders are renovating or have already completed. This will allow you to see the quality of the work and find out the opinions of customers.

Today, every company provides a guarantee for its services. But hiring a separate team is often much cheaper than contracting with a construction and repair organization.

So that everything goes smoothly. Who cleans potholes on Sosnovy Bor roads and how?

Repairing every hole that attracts the attention of road workers begins with preparation. Maps (rectangular sections of removed coating) are prepared in the evening, so as not to waste time in the morning, sometimes right on the spot, immediately before repairs. The removed asphalt is immediately sent to a recycler to be used to fill the hole; This results in waste-free production. The cards are coated with bitumen, which acts as glue, then they are covered with asphalt chips heated to 200 degrees. After this, they go over the pit several times with a vibrating roller, and after a few minutes there is no trace left of the pit. Taking into account the heating of the asphalt in the recycler, repairing one hole takes 1-1.5 hours, and with already hot material - 30-40 minutes.

The Sosnovy Bor Spetsavtotrans fleet includes several pieces of equipment that are involved in road repairs. Workers use a powerful “BCM” to eliminate severe damage; for smaller pits there are two recyclers. One of them is completely new: it was handed over to SAT by the Leningrad Nuclear Power Plant, complete with other road equipment: a roller, a plate for heating asphalt, a joint filler. Road workers have been using it for a little over a month.

Citizens often ask: where does the asphalt that is removed during road repairs go? Is it being thrown away? Selling? The answer literally lies in Spetsavtotrans in the form of a huge pile of asphalt chips. This year there is especially a lot of it due to the repair of the Koporsky Highway road through gardening, where tens of thousands of square meters of pavement were removed. This is an accessible and cheap material that is used for pothole repairs all over the world. In Sosnovy Bor, it is often used for filling country roads in the private sector, sometimes at the request of the residents themselves.

Maxim Stepanov

He has been working as a road section foreman for three months now. For him, working in road construction is new, but he got used to it quickly, and even enjoys his difficult but necessary work. “Repairs are the same everywhere, only the materials are different. Everything is understandable. The team is very united, everyone knows their place. Drivers pass by and say thank you. I love creative work for the result, so that you can see what has been done. You can drive by and show: this is what I did with my guys.”

Dmitry Moiseenko

has been working in the road division of Spetsavtotrans for six months already. “This is a budget organization in which there are no delays in salaries. And there is help from the state: they allocated a room,” he says. “There was no experience, everything was done through our own efforts. The team helped, the team. When we see that we have fixed the road surface, and people are driving, smiling, saying “well done,” then, of course, I enjoy my work.”

The most important resource of Spetsavtotrans is people. “Previously, the team was 115 people, now it’s close to 180 people,” says Alexander Golomidov, deputy director of Spetsavtotrans. “We approved a new staffing table to strengthen work in all areas: road work, green farming, cleaning.” The expansion of the staff has produced results that are visible to the naked eye: cleaning streets, repairing roads and putting in order the green areas of the city have become more frequent and better.

And yet there is not enough personnel, especially young qualified personnel: tractor drivers, grader operators - in short, those who can work with the equipment available to SAT. Young people rarely stay on staff, and the enterprise does not yet have the opportunity to professionally train hired workers in educational institutions. And although there are no queues at the gates of Spetsavtotrans, new workers are always welcome here. There is no easy work here, but there is a friendly team, new equipment and a stable salary.

Major renovation of a country house inside: stages and nuances

Stage 1. We draw up a design project.

Before starting a major renovation of a country house, figure out what end result you want to get. For this purpose, you can use a 3D computer visualizer program, which will help you choose a harmonious interior and exterior design of your home. To do this, just enter the dimensions and layout of the building into the program.

Similarly, they determine the color and texture of the finish, the desired shape of the facade, stairs and roof, various accessories and even the appearance of the yard.

Taking into account the desired range of colors and texture of interior (exterior) elements, suitable materials are selected.

Of course, designer services are expensive. However, if you don’t have enough time to design the interior and fully control the renovation work, a professional can easily take on this responsibility. In any case, you can use different people for each stage of the initial planning if you are not managing it yourself.

Stage 2. We calculate the amount of materials and tools, create an estimate.

The total amount of necessary materials includes all components that are required to repair each part of the building: rooms, bathrooms, facade, attic and roof, communications.

It is necessary to make accurate measurements of all surfaces (walls, ceilings, floors) of each room, then calculate the required amount of finishing and additional materials. The length of wires and pipes used to create communications should be measured.

If you prefer to independently overhaul a country house, at a minimum purchase the following set of tools:

  • manual construction hammer with drilling capability;
  • electric jigsaw;
  • Bulgarian;
  • Screwdriver Set;
  • construction stapler;
  • hacksaws for metal, wood;
  • pliers;
  • wire cutters;
  • chisel;
  • hammer;
  • metal scissors;
  • construction level;
  • Master OK;
  • spatulas (large, small, ribbed for laying tiles);
  • roulette;
  • plumb lines;
  • carpenter's square;
  • construction rope;
  • pencil and chalk for marking;
  • ladder;
  • extension;
  • trough and shovel (for preparing plaster mortar);
  • scaffolding.

Stage 3. We dismantle old structures and repair communications.

Removing old finishes is considered the dirtiest job. At the same time, the wallpaper, the layer of previous plaster and putty, and wooden baseboards are removed. If windows are expected to be replaced, window sills and window frames are dismantled. The same actions are carried out with jambs of interior doors.

In the process of such work, a lot of garbage is generated, which it is advisable to immediately collect and remove. For this purpose, the services of specialized companies are usually ordered. Having cleared the premises of dismantling waste, you can move on to the next types of work. Now we have to remove the old communications.

Do not feel sorry for worn wiring - remove it completely. It will not only ruin the freshness of the renovation, but can cause harm in the form of a fire in the house. When planning to replace radiators, also remove old rusty pipes at once, since over time they will still leak and ruin your major renovation of a country house.

It is more difficult to dismantle old communications located in the bathroom and toilet. These pipes should be removed carefully using a grinder and chisel. They will no longer be useful to you, so feel free to take them to the landfill.

It is better to entrust the creation of new communications (for example, electrical wiring) to professionals. A qualified electrician will lay wires and select materials, sockets and switches much better than an amateur.

Finishing (decorative) repairs begin when the main communications are ready, windows, doors and plumbing are installed.

Stage 4. Replace windows and doors.

While installing doors yourself during major home renovations seems entirely possible, replacing windows is best left to specialists.

Everyone knows that there should be a lot of daylight (natural) lighting in the house. According to standards, the size of all windows cannot be less than 10% of the building area. Imagine the discomfort a person experiences while always being in a dimly lit room. In such a room, visual acuity decreases, indoor plants die, and it is difficult to do a thorough cleaning. In addition, the lack of natural light causes excessive consumption of electricity, and these days this is true even for wealthy homeowners.

The level of illumination of a home is determined not only by the number and dimensions of windows, but also by the parameters of the glass inserted into them. Since ordinary glass (or double-glazed windows) tend to block ultraviolet rays, you will not be able to organize a luxurious greenhouse or solarium in your home. Expensive quartz glasses, which are purchased only for specific needs, are suitable for this.

How to arrange windows in a country house?

  • In the bedroom and kitchen, the windows should face southeast, so that sunlight gets in there in the morning, and the evening sunset does not blind the eye.
  • In the living room, it is better to place the windows to the west and admire the sunset without turning on the lights longer in the evenings.
  • Utility rooms should face north to avoid excess unnecessary lighting, since food, equipment, tools and materials will be stored there.
  • If there are several multi-sided windows in the room, it is better to orient the large ones to the south, and the smaller ones to the north.
  • Windows facing south and west must be shaded using the natural structures of the building (balconies, roof overhangs), shutters, and trees growing near the house.

It should be taken into account that measurements and installation of windows itself is impossible without certain skills and experience, since as a result of incorrect actions the window may not fit or its installation will require adjustment of the size of the window opening.

Proper installation of windows during major renovations of houses will not only prolong their operation, but will be able to meet modern standards of heat and sound insulation.

Self-installation of doors is carried out in the following sequence:

  1. The old door and frame are removed;
  2. A new wooden frame is mounted into the cleaned doorway (using long screws and dowels) or a metal structure using wide metal pins that are driven into the walls (welded onto the frame);
  3. The remaining cracks in the opening are filled with polyurethane foam and plastered as it dries;
  4. The door is hung on hinges lubricated with machine grease.

Stage 5. We insulate the house and install ventilation.

The microclimate of any room is determined by air temperature and humidity. They, in turn, are conditioned by proper thermal insulation and reliable protection from steam, as well as sufficient ventilation of the space.

The temperature inside the house depends on two components - heating of the air and internal surfaces (walls, floors, ceilings). The most favorable air temperature in a residential building is considered to be +20 °C, surface temperature – 17 °C. At the same time, it is necessary to take into account the personal preferences of residents. For example, older people like warmer rooms. This means that, ideally, it is better to acquire heating regulators in each room in order to create a suitable microclimate there.

Often the walls in older houses are poorly insulated or have no insulation at all. Because of this, there is a contrast in temperatures inside and outside the building, which leads to the formation of condensation and increased humidity. As a result, residents feel discomfort and constant stuffiness. If it is impossible to disassemble the walls, you can sheathe them with thermal insulation materials inside or outside.

When starting a major renovation of a country house, you should pay attention to the ventilation of rooms with high humidity, which include bathrooms, basements and kitchens. Let's say that high-rise buildings have exhaust ventilation based on the difference in pressure of cold and warm air. But in private homes this principle does not apply. In a 2-3-story building, the air pressure is insignificant, and air exchange must occur through the walls, which must be insulated with breathable compounds and provided with a vapor barrier. For this purpose, polystyrene foam (plain and extruded), penoflex, mineral wool slabs and others are usually used.

Additional ventilation is facilitated by windows and vents, but in the cold season this method is not entirely convenient. For this purpose, in cottage construction they use an exhaust system based on the action of fans. These devices remove exhaust air outside, replacing it with fresh street air.

To improve the indoor microclimate during major renovations of country houses, it is better to use natural building materials (wood, clay, brick, gypsum plaster, lime), which absorb moisture and absorb foreign odors.

Roads in the courtyards of high-rise buildings, who is responsible for their repair and safety

Most Russian citizens are very responsible about paying utility bills. And every time they wait for a response from the management company in the hope that it will finally resolve the issue with the broken elevator in the entrance and cold radiators in the apartments. But the most pressing issue is the quality of yard roads.

Often, it is normal for residents of a high-rise building not to walk to their entrance, since the road is simply broken. And when it rains, people will not be able to get to the entrance dry at all, since all the potholes and pits are filled with water.

Many residents, unable to withstand such living conditions, simply fix the problem on their own, but why then charge people a monthly fee? Let's try to figure out this sensitive issue!

Who is responsible for the yard road

All problems related to the local area, be it an entrance, an apartment or a road near the house, must be resolved by the HOA.

This service has the right to check and monitor the work of the local management company and, if necessary, resolve the issue of repairs directly with the HOA.

How can you change the management company if it does not fulfill its obligations to the residents of the house? Read the link.

Sometimes road damage occurs due to planned work by management companies. In this case, the company that carried out the repair work assumes responsibility for the damage caused.

Who should pay for repairs?

To establish who is obliged to repair roads in the local area, it is necessary to first determine their direct owner.

Who is responsible for the condition of roads in the courtyards of apartment buildings? Watch the video:

The situation is twofold, for example, if the road to the adjacent part of the house is damaged, then it will be considered the common property of all residents of the house.

In this connection, the building manager is responsible for proper maintenance and necessary repairs.

If it was determined that the road is city property, then the municipality will be responsible for maintaining the road.

What standards exist?

According to SNiP, yard roads must meet certain standards, which we will now talk about in more detail:

  1. The road inside a residential area must have a lane width of at least three meters.
  2. The secondary road, namely the lane, must be at least 2.7 meters.
  3. In addition, you need to know that near each apartment building there must be a fire platform of at least six meters if the building has a height of 28 meters. The dead end must also have a significant 15X15 area to allow the fire truck to turn around.

The maximum permissible dimensions of a road hole are no more than 14 cm in length and 60 cm in width.

The depth of such a pothole should not be more than 5 centimeters. Also, the width of the shoulder, depending on the type of road, should be less than 1, 75 and more than 4 meters.

In what line should the management company carry out road repairs?

As a rule, replacing old asphalt takes about two to five days, it all depends on the complexity of the repair work and the quality of the equipment used.

Construction waste must be removed on the second day after the asphalt is removed.

If the HOA does not want to participate in the repair work of the yard road, where to complain

Step-by-step instructions for filing a complaint:

  1. It is necessary to submit a collective application in several copies to the HOA addressed to the head of this organization about the need for urgent repair of asphalt in the territory of an apartment building. The sample can be easily downloaded from the boarding school, and all residents of the house must sign this application.
  2. After a month, if the situation has not changed, residents need to contact a higher authority with a complaint against their Management Company regarding violations of established standards for the maintenance of yard roads.
  3. If after this your complaint has not received any action, you must again contact a higher authority with a demand to hold the HOA accountable in the form of a large fine.
  4. If the above options do not help, then there is only one way left - to go to court.

How not to make a mistake when choosing a contractor when repairing a yard road

Unfortunately, there are no uniform criteria when choosing a contractor.

Most management organizations determine the fundamental criteria for the quality of repairs even before the start of construction work, which allows them to achieve positive results.

It is better to part with a contractor who has not completed the assigned tasks. To make sure how qualified a potential contractor is, you need to request their portfolio.

Reviews from previous clients will be the best confirmation of the contractor’s reliability.

How are roads in yards repaired? Watch in this video:

Responsibilities of a self-governing company

  1. Search for a trusted contractor.
  2. Negotiations with the contractor.
  3. Signing an agreement with the conditions for carrying out repair work and the deadlines for completion.
  4. Planning of repair work.
  5. Monitoring the progress of repair work.
  6. Payment for repair of a yard road.

What are the control standards?

The inspection can be carried out both upon completion of all repair work and during its implementation.

If the contractor has poorly fulfilled his obligations, the management company has the right to fine the contractor in the form of a reduction in payment for services.

What is control by residents?

At the request of the customer, the contractor can be required to use in his work a video report on the road repair work in the yard.

Such innovations primarily concern state and municipal contracts. the recording can be easily transferred to disk, allowing local residents to control the work.

In the near future, on the official website of the local administration, it will be possible to view video surveillance recordings for every citizen, thus, even without leaving your own apartment, you will be able to monitor the stages of construction work from your computer.

How to save on road restoration

To avoid overpaying for repair work, you need to follow fairly simple rules:

  1. Carry out road repairs only in the summer season.
  2. Decide on the performer in advance.
  3. Carefully study the potential contractor's portfolio to see if he is competent in this matter.
  4. Don’t put off repairs for too long; timely restoration of the road will save money.

If you have problems with the HOA: they refuse to carry out road repairs, or they did their work poorly, it is recommended that you immediately contact the city prosecutor’s office to clarify the circumstances.

Major renovation of a country house from the outside: foundation, roof, facade

Foundation repair

Since the main load falls on the foundation, it requires special attention. If cracks, shifts and distortions occur in the house, the foundation needs to be strengthened. Typically screw piles are used for this. This method does not require demolishing the building and dismantling the worn-out foundation. Strengthening can be done at any time of the year, even in cold winter. If the foundation is partially destroyed, then additional masonry can be created on the sides of this area and connected to the old one.

Roof and attic repair

When carrying out a major renovation of a country house, you can repair the roof yourself. But if the volume of work is large and entails replacing rafters and roofing materials, it is better to rent a manipulator or use the services of specialists.

Broken rafters are strengthened with overlays. If the supports are rotten, the roof and sheathing are dismantled, a temporary fastening is installed, then the damaged area is cut out, the prosthesis is installed on the rafter and placed on the mauerlat (the base for the rafters). All wooden elements must be treated with a protective compound. On metal roofs, small flaws are covered with patches; larger damage is covered with new sheets. When replacing a piece of roofing felt or sheet material, the edges of the new patches are treated with bitumen mastic.

In general, a major overhaul of a country house is impossible without modernization, repairing the roof and attic.

Typically, roof repair involves the following work:

  1. Dismantling the entire coating and then replacing it with a new one;
  2. Renewal of worn areas of roofing;
  3. Removal of roofing and rafters to create a more secure base for a heavy roof installation.

Thermal and sound insulation of the attic is carried out as follows:

  • the openings between the rafters under the installed covering are filled with sheets of foam plastic or mineral wool in one layer;
  • a cladding is made under the fixed insulation (as a rule, it is a lining made of plastic or wood);
  • the attic floor is covered with two layers of polystyrene foam (each thickness is 5 cm), and the joints of the upper one should not overlap the joints of the lower one;
  • Expanded clay backfill is placed on top in a layer of 20 cm.
