The cost of the first apartments for purchase after renovation has been announced

The Moscow City Hall has determined the procedure for purchasing the first apartments and their cost for participants in the renovation program who want to increase their housing. The Mosstroykompleks website lists 80 apartments ready for purchase for an additional payment in the first renovation building in the Izmailovo district (5th Parkovaya Street).

According to published documents, out of 340 apartments in the building, 80 premises ranging from 38.2 to 78.5 square meters are for sale. m. At the same time, the Moscow authorities offer only one-room and three-room apartments for purchase. There are no “two-pieces” for sale. The cheapest apartment on offer is a one-room apartment with an area of ​​38.7 square meters. m - costs just over 6.3 million rubles. The most expensive is a three-room apartment on the 18th floor with an area of ​​78.1 square meters. m - costs more than 12.9 million rubles.

“The announced price per square meter in a house built for resettlers approximately corresponds to the Moscow average prices for finished comfort-class housing. However, it is necessary to take into account the qualitative characteristics in which city properties are still inferior to complex development projects with individual architecture, their own social facilities and landscaping. The quality of repairs from commercial developers is also higher than in buildings from the city,” says Maria Litinetskaya, managing partner, member of the CBRE partner network. She about. First of all, we are talking about “patriots of the area,” i.e., those buyers who are ready to move only within their area of ​​residence, and therefore consider only local new buildings, without focusing on their quality level. “However, there are few such buyers on the market, so in general in the Moscow market, “renovation” houses will not compete with modern projects from large developers,” says Litinetskaya.

The Mosstroykompleks portal also published a “Memo on the procedure for purchasing residential premises (residential premises) for an additional payment,” which explains the procedure for purchasing apartments (or additional space).

According to the “Memo”, those displaced under the renovation program who want to increase their living space choose the housing they like and then submit an application to the capital’s Renovation Fund. A receipt for payment of the “security deposit” in the amount of 100,000 rubles is also submitted to the fund. and other documents - a list of them is also available on the Mosstroykompleks website.

After submitting an application, the fund reviews it within five working days. If during this period no one else applies for an apartment, then the only participant signs and pays for a contract for a new residential premises within 10 working days.

A fairly wide corridor and hallway, a kitchen at least twice the area of ​​kitchens in the notorious “Khrushchev” buildings and separate rooms are quite consistent with the idea of ​​a comfortable life.
